When it comes to property lettings we can offer two types of service, a fully managed service or a tenant finding only service:
Fully Managed Service – With a fully managed service Investa (N.I.) take the day to day hassle away from you in relation to managing your property and tenant:
- Carry out marketing to provide maximum exposure of your property to source a suitable tenant
- Carry out all required referencing and providing you with the potential tenant’s details
- Arrange your tenants check-in to include all required documentation and detailed property inventory
- Manage your tenants deposit via the Tenancy Deposit Scheme
- Manage all rental payments
- Tenant payments will be paid into our premium client account providing security for the tenant and landlord at all times
- Provide you with a detailed rental statement on a monthly basis
- Keep all legal requirements up to date
- Carry out property inspections and provide you with a photographic report on a 6 monthly basis
- Have direct contact with your tenant at all times (including an emergency out of hours service, leaks, boiler break-downs, electrical repairs etc)
- Inform you of and manage any maintenance requirements – All our contractors are vetted and we also have access to 24/7 emergency contractors
- Carry out lease renewals or tenant check-outs
Tenant Finding Only – Should you wish to manage your property yourself but require Investa (N.I.) to find you a suitable tenant for your property we can provide this service:
- Carry out marketing to provide maximum exposure of your property to source a suitable tenant
- Carry out tenancy applications and inform you of details so the right tenant for you can be found for your property
- Arrange your tenants check-in to include all required documentation and detailed property inventory
- Collection of the first months rental payment and if required we can manage your tenants deposit via our Tenancy Deposit Scheme
